  • Previewing the property
  • Completing a Comparable Market Analysis to determine price range.
  • Meeting to discuss the selling process, preparing the home for market and finalizing the marketing strategy.

 PREPARE THE HOME BROCHURE

 
  • A full-color brochure with pictures of the home's exterior (interior views of the home if needed), including:
  • Property description.
  • Specific features sheet.
  • Information about schools or neighborhood if applicable.
  • Sellers disclosure.
  • Floor plan, when available.
  • Survey of property.

 THE MARKETING PROGRAM

 
  • JUST LISTED brochures sent to the "Top" Realtors® in the area, your neighborhood and move-up communities.
  • PRINT ADVERTISING in:
  • The Book on Real Estate
  • Local Community Newspapers
  • This Week in Real Estate
  • INTERNET ADVERTISING through both Patterschwartz.com and our own Moffetthomes.com web sites, within 10 days of signing the listing agreement for your home.
  • SIGN & HOT LINE for 24-hour information available to Buyers.
  • FEEDBACK - calls made to the agents who have shown your home. Finding out what those agents and their clients say is very important to our marketing plans.
  • PATTERSON SCHWARTZ REAL ESTATE - you will have the power of the Number One real estate company in New Castle County, including it's Corporate Relocation Department, National affiliation with the Realty Alliance, along with Linda and Harry personally, to make your home-selling experience a happy one.
  • PROGRESS REPORTS - twice each month you will receive a written report to inform you of the progress of our marketing plan. This report will include the number of Hot Line calls, each showing, the feedback from agents and their clients and all advertisements for your home. We will review these reports with you and adjust our marketing strategy accordingly.

 ONCE WE HAVE A CONTRACT

 
  • We follow through with:
  • Buyers' mortgage application
  • Home Inspections
  • Mortgage commitment
  • Supplying information to Attorneys or Title Company
  • Reminders for utilities and Change of Address cards
  • Check for accurate net proceeds
  • We attend the property closing with you
